Wohnen in Stadt und Region - Wanderungsmuster und Wohnungsmarktdynamik in der Region Stuttgart

Abstract

Die Bevölkerung der Region Stuttgart ist seit 2010 gewachsen. Vor allem das Oberzentrum Stuttgart kann aufgrund von Flächenengpässen beim Wohnungsbau seine Wachstumspotenziale kaum noch heben. Dies hat zur Folge, dass die Mieten und Immobilienpreise in den letzten Jahren stark gestiegen sind und die Wanderungsbewegungen aus der Kernstadt ins Umland wieder zugenommen haben. Auch die jüngste Entwicklung infolge der Corona-Pandemie verstärkt die zunehmende Bedeutung zentrifugaler Wanderungsbewegungen. Der Beitrag beschreibt die Entwicklungen auf den Wohnungsmärkten der Region Stuttgart aus Nachfrage- und Angebotssicht anhand aktueller Daten und zeigt insbesondere die Gleichzeitigkeit von Re- und Suburbanisierungstendenzen auf. Die räumliche Analyse wird durch die Betrachtung unterschiedlicher Raumtypen der Polyzentralität der Region Stuttgart gerecht.

The population of the Stuttgart region has risen sharply since 2010. Above all, the "Oberzentrum" Stuttgart can hardly leverage its growth potential due to space constraints in residential construction. As a result, rents and real estate prices have grown strongly in recent years and migration from the city to the surrounding area has increased again. The recent development in the wake of the corona pandemic also reinforces the increasing importance of centrifugal migration. The article describes the developments on the housing markets of the Stuttgart region from a demand and supply perspective on the basis of current data and shows in particular the simultaneity of re- and suburbanization trends. By considering different types of space, the spatial analysis does justice to the polycentrality of the Stuttgart region.
