Urbanes Wohnen in Freiburg, Mannheim und Stuttgart: Befragung von Erstbeziehern in neuen Stadtquartieren

Abstract

"Das Thema 'Urbanes Wohnen' gewinnt seit einigen Jahren an Bedeutung. Dies äußert sich nicht nur in der Entwicklung von Einwohnerzahlen und Wanderungsmustern, sondern führt auch zu einer veränderten Einschätzung durch die betroffenen Marktakteure. Der Beitrag widmet sich der Frage, aus welchen Gründen sich immer mehr Menschen von urbanen Wohnprojekten angesprochen fühlen. Es wird anhand der Ergebnisse einer Befragung von Erstbeziehern urbaner Wohnungen in Freiburg, Mannheim und Stuttgart untersucht, welche Merkmale, Präferenzen und Umzugsmotive diese 'Reurbanisierer' kennzeichnen. Die Untersuchung zeigt, dass eine hohe und weiter steigende Nachfrage nach urbanen Wohnungen besteht. Die befragten Erstbezieher schätzen an ihren neuen Wohnstandorten vor allem die kurzen Wege und Erreichbarkeiten, ein ruhiges, grünes und gepflegtes, zugleich aber auch urbanes, vielfältiges und lebendiges Wohnumfeld sowie eine gute Ausstattung und Qualität der Wohnung. Die Ergebnisse der Untersuchung sind nicht nur für die Wissenschaft von Interesse, sondern - im Hinblick auf die Weiterentwicklungen und Neukonzeptionierung urbaner Quartiere - auch für die Stadtplanung und die Immobilienwirtschaft." "The topic of urban housing has taken on increasing significance in recent years. This is not only seen in the development of population figures and migration patterns, but it also leads to changes in the assessments of the market actors involved. This paper explores the reasons that increasing numbers of people feel drawn to urban housing projects. The results of a survey of first-time residents of urban housing in Freiburg, Mannheim and Stuttgart are used to investigate the characteristics, preferences and motives for relocation of these 're-urbanizers'. The investigation demonstrates the existence of high and increasing demand for urban housing. The factors that the first-time residents surveyed most value about their new residential location are the short trips and good accessibility associated with it, the residential environment which is quiet, green and well-kept but also urban, diverse and lively, and the high-quality and well-equipped dwelling units. The results of the investigation are not only of scientific interest but - with an eye to the further development and re-conceptualization of urban neighbourhoods - are also of relevance for urban planning and the real-estate industry."
